En 2021, le prix de vente est plus de deux fois supérieur au prix d’achat actualisé de l’inflation dans un peu plus d’un cas sur cinq ; il est à l’inverse inférieur dans près d’un tiers des ventes. La plus-value est très sensible au cycle immobilier. Ainsi, les biens acquis entre 2006 et 2010, alors que les prix immobiliers étaient très élevés, génèrent des plus-values beaucoup plus faibles, voire négatives, lors de leur revente en 2021 que les logements acquis après et surtout avant cette période. Plus la date d’achat du bien est ancienne, plus la variabilité de la plus-value est importante, en particulier pour les maisons situées dans les zones rurales à habitat dispersé ou très dispersé ou dans les bourgs ruraux. La plus-value médiane des appartements, et des maisons dans une moindre mesure, augmente avec la tension sur le marché locatif.
